The Project Manager, Development oversees the elements of the expansion projects prior to and including handoff to Design and Construction. This will include site selection, due diligence planning, initial test-fit and preliminary design work, preliminary project schedule creation. risk assessments and sales support. The key focus of this role is to ensure that sales have all the required information to support customer projects, and that Compass can successfully execute on the projects post hand-off. Reporting directly to the President and Chief Development Officer and indirectly to the Development team, s/he works with cross functional teams to maintain and monitor all aspects of the pre-sales elements of the projects. The PM will also be tasked with developing vendor relationships in order to negotiate pricing and deliverable timelines and speak with customers regarding the status of the project, while assisting with the management and the creation of contracts with vendors and individual consultants using standard statements of work and contract conditions.

Main Responsibilities:

• Plan, coordinate and/or supervise activities of all personnel on assigned project(s) and consistently monitor project progress with available tools.

• Coordinate and track all change requests from the team and project members.

• Maintain communication internally on project progress.

• Perform additional assignments per supervisor’s direction.

• Conduct regular meetings with local staff to transfer knowledge and improve the ability of local teams to assist with future projects.

• Manage and report on related budgets.

• Lead or assist with complex bid proposals related to new business development.

• Ensuring projects adhere to frameworks and all documentation is maintained appropriately for each project.

• Assess project risks and issues and provide solutions where applicable.

• Ensure stakeholder views are managed towards the best solution.

• Chair and facilitate meetings where appropriate and distribute minutes to all project team members.

• Create a project management calendar for fulfilling each goal and objective.

• Assisting with Procurement and the associated financial work.

• Also includes working with vendors, managing the relationship with vendors.

• Compiling weekly, monthly tracking and reporting of all statistical data pertinent to the role and the overall departmental objectives.

• Interface and communicate with both external customers/vendors and internal customers in a professional and expedient manner.

Other Responsibilities:

• Support the design and construction teams as required post handoff.

• Preparation, including documentation of departmental process and procedures as required.

• Manage, lead or assist on projects outside of Corporate Development – Site Acquisition, such as projects required by the organization that can sit in any of the Compass Departments (finance, design, delivery, operations, sales, etc.).

KNOWLEDGE & SKILLS  

Management Skills

• IT skills as per Responsibilities and Experience sections.

• PC Skills – advanced knowledge of MS Word, Excel, Power Point and Project, Smartsheets and AutoCad.

• Use of PC/laptop to generate analytical and well documented analytical reports.

Project control and scheduling, agile software, scrum management, meeting facilitation, financial modelling, project risk management, performance tracking, and forecasting.

Communication skills

• Excellent interpersonal, verbal, and written communication skills, with a positive, professional style.

• High degree of discretion and tact in handling confidential matters.

• Ability to work across many cultural norms and expectations

Personal skills

• Ability to propel and maintain cross-functional resources/relationships to deliver and meet customer expectations.

• Ability to conduct and manage multiple projects and priorities.
