Position Summary
The Washington University School of Medicine Operations & Facilities Management Department provides a range of services for the medical campus in a customer-focused, efficient, and sustainable manner. Operations & Facilities Management maintains 61 university buildings and provides operational, planning, and construction services to over 8.3 million gross square feet of space. We will open three new facilities between 2023 and 2025 with over 1.5M BGSF. In addition, the School of Medicine continues expanding its reach on and off campus in teaching, clinical care, and research. Our team plays a vital and important role in delivering care, research, and services.
Responsible for leadership, planning, management, and direction of activities within the Custodial Services Department. This position will manage department contracts, the quality control program and represent Custodial Services as the liaison for multiple vendors. The Manager will assist in planning and the vision and implementation of strategies related to the departmental structure and opportunities to gain efficiencies. Serves on the WUSM Extended Leadership team and instills the OFMD vision as well as core values with teams.

Job Description

Primary Duties & Responsibilities

  • Leads all custodial and support operations to ensure policies, procedures, and established standards are consistently met. Ensures completion of all required documentation for hiring process. Drives the development and training of staff in personal, professional, facilities, management, and leadership areas. Conducts regular team meetings to share information, discuss areas of concern, provides positive feedback and follow-up with employees. Supervises custodial and support personnel, recruits, employs, determines salary, evaluates, counsels and terminates staff. Develops strong working relationships with peers and campus partners.
  • Investigates customer inquiries concerning Custodial Services and contracted services. Assesses, prioritizes and provides guidance as to appropriate follow-up actions, as necessary. Monitors the medical campus to inspect quality of service provided and develop action plans to improve areas of deficiency. Assists in the development, consistency and follow-through of policies and procedures affecting Facilities Operations. Oversees Facility Operations quality assurance program, productivity, key performance indicators and evaluates departmental efficiencies in relation to established standards.
  • Serves as liaison for OFMD contracted services not limited to waste management, custodial, pest control, dock management, window washing, and Metro transportation. Serves as the liaison between custodial services and the medical school departments, outside vendors, and contractors.
  • Researches technology, consumables, and regulations with an eco-friendly/sustainability lens to improve productivity and quality in general services.
  • Analyzes budget variances within assigned area. Reports and makes recommendations to the Custodial Services Director.
  • Assists the Custodial Director and other department managers with duties as assigned including the planning and execution of departmental objectives.

Preferred Qualifications

  • Bachelor’s degree or a minimum of ten years of field related experience.
  • Necessary skills include leadership organization, management, verbal and written communication, supervision, planning and crisis management.
  • Demonstrated ability to coordinate a diversity of activities.
  • Working knowledge of basic office equipment, specialized custodial equipment and housekeeping techniques is required.

Required Qualifications

  • Associates degree in Business or related field and at least five years of experience in management, or high school diploma or equivalent high school certification with at least seven years of experience in leadership in a university, hospital, or large corporate/industrial setting.
  • REQUIRED LICENSURE/CERTIFICATION/REGISTRATION: Missouri Class E or Illinois Class D driver’s license within two weeks of being hired.

Salary Range
$55,600.00 – $94,900.00 / Annually

The salary range reflects base salaries paid for positions in a given job grade across the University. Individual rates within the range will be determined by factors including one’s qualifications and performance, equity with others in the department, market rates for positions within the same grade and department budget.
