Job Description

 

Manages all day-to-day operations of designated areas. Provides management, technical support, and data analysis in scientifically or technically-related projects for on-campus Apartments, or Residence Halls and Dining Facilities. This may include coordinating with technical trades areas, utilities, power plant, physical facilities operations, environmental systems. Works closely with Residence Life and Housing Administration to ensure resident expectations are met. Collaborates with Facilities Management and various trade shops to ensure buildings are safe and operating at peak performance.

 
Typical Functions May Include: 

  • Responsible for the leadership, supervision, coordination, and administration of building maintenance for on-campus residence halls and dining facilities.
  • Assisting in identifying specific tasks and schedule requirements necessary for completion of the projects, including identification of staffing levels necessary to meet those requirements.
  • Assists in the development of the building preventive maintenance plan and standard operating procedures. Responsible for the ongoing updating and implementation of planned preventive maintenance.
  • Prepares daily work schedules for approximately 11-13 full-time maintenance employees. Determine the priority of maintenance and repair work and directs and evaluates the performance of maintenance staff through periodic inspections and direct daily supervision.
  • Reviews and evaluates work products, methods and procedures; studies and recommends procedures and practices to improve operational efficiency and customer service; evaluates alternatives for performing needed work, including by contracting out services where appropriate.
  • Assists in the preparation of progress reports.
  • Collecting data to include observational, qualitative and survey data or data from other data collection tools; compiling, analyzing and entering data.
  • Performing data editing, quality control and coordination of data processing.
  • Attends relevant meetings; serves as departmental liaison to coordinate interdepartmental and intradepartmental administrative functions in functional areas of responsibility, as well as coordinating with the business community, other universities, and others on a regional and national basis, ensuring effective customer relations.
  • Provide after-hours availability to assist in the resolution of emergency situations.
  • May conduct interviews and hire staff.
  • Regularly collaborates with Residence Life and Housing Administration.
  • Communicates directly with residents, staff and other parties to address and resolve concerns.
  • Works with the Housing Operations Shop Procurement Supervisor to obtain material, tools and related supplies.
  • Prepares and submits preventative maintenance and related proposals for management team review and implementation.
  • Coordinates scheduling and oversees all work of third-party vendors.

    Job Requirements

     

    Required Education:  Bachelors Degree, AND:   

    • 48 months of project management experience

    Equivalency/Substitution: Will accept 48 months related experience in lieu of the Bachelor’s degree for a total of 96 months experience

    Skills:

    • Working knowledge of computer applications
    • Excellent communication and interpersonal skills
    • Demonstrated effectiveness of supervisory skills; able to direct and secure the cooperation of the maintenance staff
    • Knows and demonstrates techniques of using maintenance tools, repairing machinery and providing preventive building maintenance.

    Advertised Physical Requirements:

    • Must lift equipment and other objects up to but not limited to 50 lbs.- Frequent 
    • Must be able to stand, walk, and move with haste for extended amounts of time- Frequent 
    • Must be able to pull or push objects with upper and lower body- Frequent 
    • Must be able to reach above head or stoop down- Frequent 
    • Physical stress exposure- Frequent (hot, cold, windy, dirty, or loud climate)

    Department Preferences:

    • Bachelor’s Degree in Construction, Engineering, Facilities Management
    • 5+ years Management Level Experience
    • Experience with AiM or other Work Management platforms
    • Experience communicating directly with residents/customers and effectively resolving their concerns
    • Ability to effectively motivate staff and maintain a productive, supportive, inclusive, civil, professional and respectful work environment. 

    Supervision: 

    • Will   supervise or have indirect supervisory responsibility for other personnel relative to all work performed on the projects.
