Mandatory Position
This position is designated as ‘mandatory’ and, when contacted to report to work, its incumbent is expected to reach the building as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.
Primary Purpose of Position The position is expected to be able to perform all general maintenance work at the
contributing level. This position may also be given the opportunity to perform/learn
another trade discipline either at the contributing or journey level. Tasks may include
maintenance, repair, placement, fabrication, installation, alteration, construction, and
design of facility components in assigned zone.
Minimum Education/Experience Required Minimum Qualifications:
Graduation from high school or equivalent. Experience in the trade(s) areas related to the position’s role may be substituted on a year-for-year basis.

Essential Job Duties The FM Tech Mechanical Trades performs under the direction of the Plumbing Shop Supervisor.
Duties include but are not limited to:
1. Responsible for performing routine maintenance of plumbing systems to ensure that building systems are operating efficiently.
2. Assist in diagnosing mechanical problems and determine how to correct them
by checking blueprints, repair manuals, or parts catalogs as necessary.
3. Use tools ranging from common hand and power tools, such as hammers,
hoists, saws, drills, and wrenches to precision measuring instruments and electrical and
electronic testing devices.
Other Work Responsibilities 1. Act as a contributing worker and provide assistance to other facility maintenance
technicians such as HVAC and Utility Plant Operations.
2. Work with supervision or instruction, and complete work with competence and
professionalism in compliance with generally accepted trade practices.
3. Communicate effectively with customers, and managers, and provide high-quality
customer service based on University policy and procedures.
4. Record daily activities in an order tracking system (Archibus).
5. Perform other duties as assigned and/or delegated to support all operations.
Departmental Preferred Experience, Skills, Training/Education 1. High school diploma or GED equivalency.
2. Ability to effectively communicate the English language (reading, writing,
interpretation, and comprehension) required.
3. Effective skills in verbal, written, and interpersonal communication.
4. Computer literate.
5. Ability to effectively work/interact with persons from different backgrounds and
cultures.
6. Ability to foster and create an atmosphere of teamwork.
7. The Maintenance Operations positions require
the operation of assigned vehicles on and/or off campus and are required to possess, maintain, or
obtain a valid driver’s license upon appointment to the position.
8. Selected candidate must have the mental and physical capabilities to perform
the essential functions of the position with or without reasonable accommodations.
Necessary Licenses or Certifications Positions may be required to possess and maintain required certification, licensure, educational level, and/or experience criteria as applicable to the tasks being performed and follow applicable building codes.
