Job Description Summary
Under the general supervision of the Manager Building Operations and Services, Housing and Conferences Okanagan, performs a variety of work in general maintenance and repairs of buildings, facilities, and equipment. Assists in the planning, coordinating and implementing of non-capital maintenance services and identification of preventative maintenance opportunities. Performs a lead role in supervising, training and coordination of assigned work for Facilities Services Assistants (FSAs) and summer auxiliary staff members.
Organizational Status
Reports directly to the Manager Building Operations and Services, Housing and Conferences, Okanagan. Maintains collegial relationships with a variety of internal and external groups including: Residence Life Managers, Manager of Housing Administration and Manager of Conference and Accommodation, Contract service providers, Central Facilities Staff, suppliers and regulatory bodies. Student Housing and Hospitality Services is an ancillary system department that provides student housing and conference accommodation, through the management and operation of nearly 1,700 residence beds.
Work Performed
WORK PERFORMED
1. Works to keep residence buildings and grounds by:
Maintaining and repairing buildings, floors, surfaces and components
Installing, maintaining and making minor repairs to, Salto lock system, furniture, safes, tools, kitchen appliances and equipment
Performing minor repairs and renovations to buildings, door hardware and equipment
Reviewing and repairing plumbing fixtures including: replacement of toilets, urinals, taps sets and unclogging of toilets, showers, kitchen and bathroom sinks
Reviewing and repairing electrical systems including: light bulb replacement and resetting of breakers
Inspecting, troubleshooting, minor repairing and base level maintenance of heating and cooling equipment
Maintaining and repairing residence grounds
Aid in planning and completion of non-capital projects including the ability to prepare materials lists and efficiently perform the work
Removing snow from grounds immediate to residence buildings
Clean up and garbage removal around waste enclosures, smoking gazebos and buildings
Performing minor painting requirements
2. Maintains supplies and equipment:
Supports ordering and organizing operational materials
Monitoring and maintaining appropriate stock of materials for custodial and maintenance needs
Organizing proper disposal of surplus goods
3. Assists in administering and maintaining a preventative maintenance program by:
Recommending equipment systems upgrades and replacements
Recommending maintenance requirements
Keeping and maintaining necessary administrative and systems records, such as log books, supply records, and tool inventories
Performing scheduled preventative maintenance tasks
4. Liaises repairs and maintenance activities with internal and external contractors including:
Internal trades: Electricians, Engineers and Fire Safety
External contractors: Plumbing, HVAC, Electrical, Appliance repair, Flooring, Paint etc.
5. Ensures adherence to University protocols by:
Providing lead role to FSAs and summer auxiliary by:
Assisting in the training of FSAs and auxiliary staff to efficiently and effectively perform assigned work tasks while adhering to Health, Safety and Environmental policies
Adhering to Health, Safety and Environment policies
May provide direction, establish priorities, assign tasks, coordinate work projects and the work of other personnel to meet tasks assigned by the Manager of Operations and Services
6. Perform other related duties as assigned
Responding to after-hours call outs when necessary
Consequence of Error/Judgement
Must exercise judgement based upon a thorough knowledge of procedures, guidelines and regulations. Constant consideration must be given to the physical well-being of workers, student and staff, property, machinery, equipment and tools in daily decision making and in carrying out duties. Financial risk associated with inventory projections, prioritizing of tasks and undertaking of maintenance of buildings and equipment. Errors in judgement may cause financial hardship, missed opportunity for the effective delivery of services and support to students and staff, and safety. Incorrect decisions/judgements will directly affect the University s reputation.
Supervision Received
The Coordinator is supervised by the Manager Building Operations and Services.
Supervision Given
Provides direction to one full-time on-going staff member and the occasional auxiliary person(s) having input into appraising the work and performance of the employees. The Coordinator performs functional supervision of residence maintenance.
Preferred Qualifications
High school graduation or equivalent, plus up to and including one year post-secondary trades related training; over six (6) years of related experience involving building maintenance work and/or equivalent combination of education and experience is required.Extensive experience in building maintenance including carpentry, plumbing, painting, electrical and grounds maintenance. Effective interpersonal and customer service skills.Ability to organize, prioritize, plan and execute work order requests.Identify and execute preventative maintenance.Knowledge of computerized maintenance programs.Ability to operate hand and power tools and equipment.Tactful, diplomatic and good interpersonal skills.Ability to perform strenuous physical work.
Assume uncomfortable and awkward positions.
Required to lift up to 50lbs occasionally.
Ability to withstand heights and perform work safely.¿Ability to operate and utilize Class 5 drivers license.Criminal Record check available.
