Job Purpose
Reporting to the Building Services Lead Technician the postholder will work collaboratively as part of a Zonal Facilities Team delivering a customer focussed and quality technical service to ensure the safety and reliability of all electrical equipment and systems.
The postholder will work proactively on the safe operation of key equipment associated with the Electrical Network identifying issues early, assessing their potential impact and taking swift corrective action. They will optimise electrical plant equipment and systems to make sure they are energy efficient and identify and deliver running cost reductions.

Knowledge /Qualifications
Essential:
A1 Served a recognised Engineering apprenticeship and Scottish Credit and Qualification Framework level 7 (Higher / Scottish Vocational Qualification level 3, Higher National
Certificate) or equivalent in one or more of Electrical, Mechanical or Building Services OR the ability to demonstrate the competencies required to undertake the duties associated with this level of post having acquired the necessary knowledge and skills in a similar role.
A2 Strong knowledge of legislative requirements for Electrical installations within a complex commercial or similar environment.
A3 18th Edition IET Regulations.
A4 Knowledge of Fire, Security, Building Management and Lighting Control systems.
Desirable:
B1 Understand the theory and practical operation of the refrigeration cycle behind chilled water and AC systems.
B2 Understand the theory and practical operation of heating and hot water systems
B3 Construction Skills Certification Scheme accreditation.
B4 Asbestos awareness.
B5 IOSH Working Safely.
B6 Knowledge of SFG20 specifications.
B7 A full current and clean UK Driving Licence.
Skills
Essential:
C1 The ability to safely isolate electrical plant and prove dead. The ability to operate lock out tag out procedures on electrical and mechanical systems.
C2 Experience of the testing, commissioning and operation of Electrical Installations and fire life-safety and security/access systems.
C3 Strong problem-solving capabilities, interrogating complex faults within large commercial electrical installations.
C4 Good planning skills to allow the efficient and safe planning of all works.
C5 Customer focussed with a proactive approach to working and keeping the Facilities Manager for the Zone, Duty Mangers and customers updated.
C6 Exercises initiative and judgement within remit to ensure effective service delivery.
C7 Ability to work on own initiative and/or as part of a team.
C8 Ability to work safely at all times and the ability to communicate and report on Statutory Health & Safety requirements/regulations.
C9 Strong communication skills with ability to write technical reports and or communicate verbally with lead technicians, manager, helpdesk, zonal Facilities team and building occupiers.
C10 Good level of IT competency and ability to use electronic handheld devices and Microsoft Office suite.
Desirable:
D1 Good record keeping skills.
D2 Ability to interrogate and isolate of fire and security control panels.
D3 Ability to work at height.
Experience
Essential:
E1 Experience of operating and maintaining electrical systems in a complex estate.
E2 Practical experience of electrical installation work and the understanding of the standards required for a compliant installation.
E3 Experience of fault finding on electrical distribution.
E4 Experience of fault finding and interrogation of electrical control systems.
E5 Experience of using BMS systems.
E6 Experience of contributing to short-term projects within work area or as part of a larger project team.
Desirable:
F1 Experience of working with all types of Chillers, Air Conditioning plant i.e., Spilt systems, VRV and VRF systems, Chilled Water systems, AHU’s and ventilation systems.
F2 Experience of working on heating and hot water plant.
F3 Experience of using CAFM systems to schedule maintenance tasks, update, and upload reports on planned maintenance activities.
F4 Experience of the operation of a District Heating Scheme including CHP engine.
Terms and Conditions
Salary will be Grade 5, £23,715 – £27,929 per annum.
This post is full time and open ended.
