JOB DESCRIPTION

Facilities Management seeks applications for a Director – Facilities Management. The Director – Facilities is responsible for the overall management of all facilities operations for the University of Indianapolis consisting of 26 buildings on approximately 125 acres. The Director will manage and supervise the facilities services departments including:

 

  • Operations and maintenance
  • Housekeeping and custodial services
  • Grounds and landscaping services

 

The Director – Facilities Management will provide input, direction and supervision for new construction; renovation of existing facilities; and mechanical and electrical systems and controls.  The Director will also assist in space planning and design.

 



RESPONSIBILITIES

  • Establishes policies and provide leadership for facilities operations, maintenance, energy management, infrastructure planning, and construction management
  • Interacts with other University departments to ensure that the planning, programming, and presentation of the University’s facility needs are coordinated across all departments
  • Provides leadership and direction in all aspects of administering a strong program of communicating with the campus community that emphasizes customer service and client involvement
  • Establishes and implements short-and long-range organizational goals, objectives, policies, and operating procedures; monitors and evaluates program effectiveness; implements changes required for improvement
  • Designs and establishes the organizational structure, and maintains staffing to effectively accomplish the functions of Facilities; recruits, employs, supervises and evaluates departmental staff; directs the implementation of management development skills training, and safety training
  • Develops and manages annual budgets for the organization, and performs periodic cost and productivity analyses
  • Develops and maintains multi-year capital plan for campus facilities and improvements
  • Participates in space planning activities and provides advice regarding space allocation and building modifications
  • Oversees the appearance, maintenance, operations, and housekeeping of all facilities and grounds and the utilities systems
  • Provides direction and expertise for campus mechanical and electrical systems, BMMS controls, and energy management
  • Manages complex projects involving active and proposed capital projects from conception to completion
  • Implements strategies for continuous improvement of campus infrastructure, systems, operations, and energy conservation
  • Recommends and participates in the development of university policies and procedures; may serve on university planning and policy-making committees
  • Advises the University administration on the funding needs to adequately maintain the physical facilities of the institution and assists the administration in the allocation of fiscal resources for various capital improvement and maintenance projects on the campus


QUALIFICATIONS

  • Bachelor’s Degree in an Engineering-related field; Engineering degrees in Mechanical or Electrical preferred, or an Associate’s degree with a minimum of ten years of comprehensive facilities management experience
  • Minimum seven years’ experience managing a comprehensive facilities and maintenance organization with direct responsibility for supervision of personnel and budget management
  • Certifications preferred but not required: Certified Facilities Manager, Facilities Management Professional, or Certified Energy Manager
  • Strong interpersonal skills, and the ability to effectively communicate with a wide range of individuals and constituencies in a diverse community
  • Must be able to work an occasional weekend
  • Must be available to work in the event of emergencies, or to meet the needs of the University
  • Adhere to all industry and construction safety standards, work practices, laws and regulations
  • Possess knowledge of construction and project management, and applicable building codes
  • Possess knowledge of mechanical and electrical systems and their maintenance and operation, and application of BMMS controls
  • Provide proactive, professional and excellent customer service communication
  • Possess financial/business analysis techniques to include budgeting and variance reporting
  • Exhibit strong interpersonal skills, and the ability to effectively communicate with a wide range of individuals and constituencies in a diverse community
  • Excellent verbal, written, organizational and prioritization skills
  • Supervision of department managers, employees, and contractors of the Facilities department.
