Position Overview

The University of Kansas seeks a Construction Manager to provide project construction management support on a wide range of capital facility projects including both new and renovation construction.  This position will work with Facilities Planning and Development project managers as well as Architecture/Engineering design firms.  The successful candidate will have experience in managing multiple projects, have excellent communication skills to work with a variety of stakeholders and contractors, a background in construction management, architectural and engineering systems, code requirements and safety.

Job Description

50% – Acting on Job Sites as the Construction Manager. 

In a construction management capacity, make daily site visits to review progress and inspect materials, methods and workmanship of all active construction, renovation and repair projects assigned to ensure conformance with the approved plans and specifications.

Distribute approved shop drawings to contractor, State Office of Facilities Management and Planning (OFPM) and maintenance representatives.

Review proposed design changes, change order proposals and estimates and make written recommendations for approval to architect/engineer. Initiate formal contract change orders. Receive various departmental requests for changes in the plans and specifications, prepare technical description of changes and send to contractor for pricing proposal.

Identify field problems and work with the project team to provide solutions.

Schedule periodic and final inspections and prepare a punch list of incomplete or unsatisfactory work of the contractor to complete and transmit to all parties involved.

Coordinate all aspects of the project construction with the project team, including the client / user group, OFPM  and affected University units and departments. Assure that all work meets schedule and budget requirements.  All work shall be performed in accordance with the Policies and Procedures of OFPM, KU Facilities Planning and Development (FPD) Policy and Procedure Manual as developed and applicable codes. Review and approve invoices in a timely manner for contractors. Serve as a representative of FPD and the University and as such, deal with clients, consultants, contractors, administrators and colleagues in a professional, objective, collaborative, cooperative and solution-oriented manner.

15% – Serve as Project Liaison.

In a construction management capacity, serve as management liaison between the University departments, client, contractor, architect/engineer, OFPM and other governmental agencies to communicate and coordinate removal of hazardous materials associated with each project, schedule of utility interruptions, items of work to be performed by the University, building keying, and building commissioning services. Arrange for field testing services of materials and workmanship. Coordinate inspections, owner training, occupant moves, transfer of utilities and maintenance responsibility.   Set up and run 1 year warrantee inspection.
10% – Schedule and Budget Maintenance

As a construction manager, advise the project manager of progress and schedules, potential changes that effect the project budget and provide “close-out” information for project completion. Assist the budget director by reviewing contractor progress payments in relation to work performed and recommend for payment.
10% – Data Base Maintenance

The construction manager shall maintain construction related information in the Maximo and FPD data bases.  This information would include scheduling and budget information as well as maintaining project warrantee information in the Maximo data base for all assigned project. 

This position shall also be responsible for making sure asset information is loaded into the Maximo data base for assigned projects and coordinate with Operations staff regarding the asset tagging.

10% – Warrantee Work

Contact contractors/manufacturers when warrantee work is needed and over see such work.  Coordinate work with FS and departmental contacts.  Observe the warrantee repairs to assure that they meet University standards.

5% – Federal and ARPA Funded Project Paperwork.

On Federal and ARRA funded projects manage the necessary paper work to comply with the applicable standards.  Work with DCM accounting to assure that such paper work is in place.  Verify pay compliance with on site interviews of the contractor’s employees.

Required Qualifications

  • Bachelor’s degree in architecture, architectural engineering, engineering, construction science or related degree.
  • Minimum five (5) years of experience working as an construction manager in a  construction, architectural, landscape architecture or engineering office.
  • Knowledge and understanding of current building codes, construction practices and safety guidelines.
  • Strong written and verbal communication skills as demonstrated through application materials, interview and references.
  • Previous construction management experience and direct experience working/managing multiple projects simultaneously.
  • Basic computer skills and experience using Microsoft Office applications, or the equivalent.
  • Preferred Qualifications

  • Not less than seven (7) years of experience as a construction manager in an A/E office, or in a related building construction field;
  • Experience in a field/construction administration role;
  • Experience managing the construction of university, college, educational or governmental facilities.  
  • Ability to work cooperatively and collaboratively in an occasionally stressful environment.
